Strategy
We pursue three related strategies, each built on conservative underwriting and a clear business plan.
Development
We develop new residential and commercial properties from site selection through delivery. We manage entitlements, design, budgeting, construction, and the sale or lease of each project.
What we look for
- Sites with a clear zoning path and sound access
- Projects whose costs we can estimate with confidence before capital is committed
- Demand we can verify with market evidence rather than assumption
- A defined plan for sale or long-term hold
Acquisition
We acquire residential and commercial properties where the in-place income can be verified and the downside is understood.
What we look for
- Verified rent rolls and operating history
- A purchase basis that supports conservative leverage
- Locations with durable tenant or buyer demand
- Clear title, sound physical condition, and manageable capital needs
Value-add
We improve properties that underperform because of deferred maintenance, vacancy, outdated space, or weak management. We then hold or sell according to the business plan.
What we look for
- Capital improvements we can price accurately
- Below-market rents or vacancy with a realistic path to lease-up
- Space that can be repositioned for stronger tenants or buyers
- A budget that includes real contingency
Our process
Every project follows the same five steps.
Source
We find opportunities through our network of brokers, owners, and local professionals.
Underwrite
We build budgets and projections from verified costs and market evidence, and test them against downside cases.
Structure
We settle the business plan, financing, and partnership terms before we close.
Execute
We manage design, construction, leasing, and sales with close attention to budget and schedule.
Report
Partners receive regular updates on progress, spending, and performance until the project is complete.
How we manage risk
- Cost certainty
- Detailed estimates and contingencies are in place before capital is committed.
- Measured leverage
- Debt is sized to what the property can carry, with room for delays.
- Phased execution
- Where it limits capital at risk, we build larger projects in phases.
- Defined exits
- Every business plan states how and when we expect to hold or sell.
Investment criteria
- Property types
- Residential, office, flex, retail, and development land.
- Strategies
- Development, acquisition, and value-add.
- Partnerships
- Project-level partnerships and joint ventures, structured to fit each project.
